Designing for the tenants you have not signed yet

  • Size for the expected load profile, not the minimum code load — a 250 kVA set that runs the essential board plus nominated tenant circuits costs far less than a second generator later.
  • Provide a generator-backed distribution bus so tenant circuits can be connected at fit-out without touching the ATS.
  • Allow bulk fuel for 8–24 h at 75% load; extended autonomy is easy to build in at day one and expensive to retrofit.
  • Specify remote monitoring so facilities management sees test runs, alarms and fuel level from day one.
  • Leave space and access for a future upsizing or paralleled second set if the master plan has further stages.

Staged developments and multiple sets

For estates and staged projects we supply matching sets stage by stage — same controller family, same ATS type, same service schedule — so the facilities team is not managing three brands. Paralleling controllers let two sets share load and provide N+1 redundancy for stages that add critical tenants.

Frequently asked questions

Is a standby generator required for a commercial development?

If the building has a fire pump, stair pressurisation, fire-mode lifts or smoke exhaust, the NCC requires those systems to keep running through a mains failure, which in practice means a generator. Beyond that it is a commercial decision — increasingly one tenants and insurers expect.

Can tenants connect to the base-build generator?

Yes, if it is designed for it: spare capacity on the set and a generator-backed distribution bus. Tenant loads are then added at fit-out under a simple connection agreement.

When should the generator be priced into the project?

At design stage. We price the set, ATS, canopy, fuel and installation as one package so it sits in the feasibility and the tender, not as a variation after award.

How is the generator maintained after completion?

Under a maintenance agreement in the facilities budget: monthly test, annual service and load bank, digital reports. We also service sets we did not supply.
